33 Cobie Lane, Roundup, MT 59072

20 acres at the end of the road give you your own meadow in a private area with lots of Ponderosa Pines, seclusion and quiet. Part of the property suffered a burn 10+ years ago (see photos), but over 75% of the trees survived. If seclusion is your desire, this could be a great place for your own cabin far from the city lights or a place to relocate and build your home. Located in the Bull Mountains 40 miles north of Billings and 10 miles south of Roundup, it is only about 5 miles off the state highway, with approximately 2.5 miles of dirt/gravel road to travel from the pavement. The private roads are only maintained as the neighbors determine or desire, so snow plowing may be required and a 4x4 is recommended when wet. Folks do live in the area year-round. Wildlife here includes Deer, Elk, Black bear, Turkeys, coyotes, mountain lions and grouse. Property is partially fenced. Power was run to the edge of the meadow years ago (see photos) and at some point someone did have a mobile home on the property. The owner is willing to sell on a contract for deed with 20% down over 10 years at 10.99%.
