Build your dream estate on 17 acres with 5 Mile creek running through it. City water is available and seller has already pulled a septic permit. Seller may consider a subordination for the credentialed builder. This is an estate in the making, and a rare find indeed, especially this close to town and with city water to boot. Covenants are pretty non-existent so it's " horses and cattle, and a double rig saddle, a stout line, a catch twine and a good roping arm" when you call this ranchette home. A barndominium would work so sweet here, an efficient rancher or farmer could create income on this small acreage if you did the right things. Could even be off grid if you wanted to be self-reliant. The soil appears to be pretty amiable to good grass, sub irrigated in places by virtue of where it lies, it's truly a piece of paradise just waiting for that right person to take control of it. 5 mile creek is known to have fish in it so on an early morning you just might be surprised what happens when you drown a worm as you sit on the banks, sipping a hot drink. Take a look, give me or your favorite agent a call and take a drive down Alexandria road, we'll show you all of the possibilities waiting. And builders, maybe this piece is for your next custom home and with a possible subordination, it's a winner and it's ready to go.
