128 S Washington Ave, Newport, WA 99156

This downtown Newport commercial building carries a piece of local history, having served the community in several recognizable roles over the decades. The site once operated as a Shell service station, later became part of Jackson Ford Motors’ used car lot, and eventually housed E&L Auto Service — a sequence longtime residents will remember as part of Newport’s small-town commercial fabric. Today, the 1,248 sq ft building has been refreshed with new paint and is ready for its next chapter. The property offers excellent visibility, easy access, and abundant off-street parking, a rare advantage in the downtown core. Positioned next to the historic Roxy Theater and directly across from City Hall, it benefits from steady foot traffic and strong community presence. Clean, functional, and adaptable, the space supports a wide range of uses including retail, office, service, or specialty operations. A solid opportunity for an owner-operator or investor looking to establish a reliable presence in the heart of Newport
